Selling a house is an art. It requires knowing the market as well as how to successfully bring potential buyers to your home. When you make the decision to sell your home, the goal is to get the best price and the most favorable terms in a timeframe that meets your needs. That’s why many sellers choose to work with a full-service, licensed real estate professional, like myself. From effective pricing and marketing to making sure the closing process runs smoothly, I will provide expert representation and support every step of the way. My goals are to:
- Provide information about the current market and work with you to set a price accordingly
- Provide exposure to more buyers and agents through extensive marketing outreach
- Communicate regularly so you can make informed decisions throughout the entire sales process
- Help you understand all the terms, processes, and paperwork involved
- Serve as your advocate and negotiate the most favorable terms from pricing to closing
- Provide you with a peace-of-mind that all details are being handled in a professional and efficient manner
As you consider selling your home, below are a few tools you may find helpful. Please let me know if you would like any of these items/opportunities. They are free, a great source of education and I’m more than happy to provide them to you.
-SOLD homes in your neighborhood: Ever wonder what a home in your neighborhood sold for? While you can look it up on the county website, an easier way is to have me create a customized sold home search. You will receive emails of homes that sold in your neighborhood, what they were listed at and what they sold for. This is a helpful tool to stay up to date on your neighborhood and have a good perspective on the value of your home.
-Seller’s packet: Want to know more about what is involved in selling your house? This packet explains some of the important elements in listing your home for sale. It also has information on what I do to market a home.
-Comparable Market Analysis (CMA): a CMA is your best source for determining what your home will sell for in our market. While Zillow can be entertaining and a fun place to look, you need a more specific analysis to gauge a realistic selling price for your home. A CMA will take into consideration both active, pending, and sold homes in your neighborhood, the status and trends of our current market, and the specific characteristics, upgrades, and location of your home. By comparing this information and adjusting for feature differences we can determine a realistic and strategic selling price for your home.
-Home Consultation: Whether you are a few months from selling or a few years from selling there are things you can do to your home to increase value and salability. Some of the main questions are: What projects should I do or avoid doing? What projects have a high return on investment? What should be done to my home to get it ready to sell? On a home consultation I will walk through your home with you, answer questions and provide ideas that will increase the value and salability of your home.
